A step too often overlooked, what might be the potential of the structure and/or what resources might be required for alterations.

Develop a preliminary program - wish list and produce a variety of freehand sketches that explore options and a range of scope and budget.

Any contemplated project should be carefully analyzed to determine the necessary permits: zoning regulations are getting tighter, health & environmental departments more stringent and building codes stricter.

Attention to detail, thorough structural design, practicality of construction and the appropriate level of specifications.

With a significant investment made into the development of a design and detailed drawings, it behooves the client to retain the Architect to play an important role in managing and directing the construction to a successful finished product.
